Lake Stevens Market Update: What the Fall 2026 Numbers Show
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
Here's the straight read on Lake Stevens right now, from the September 2026 sales data: the median sale price came in at $660,000, down about 8% from a year earlier. That sounds like a drop until you set it next to the county as a whole, where the median is $720,000, down just 0.4%. Lake Stevens is still a premium lake market; it just had a softer year than most of Snohomish County.
The Lake Stevens numbers
For September 2026, the NWMLS data shows the Lake Stevens median at $660,000, with detached homes at $725,000 and condos and townhomes around $477,000. Homes spent a median of about 18 days on the market and sold at roughly 99.7% of list price. Inventory sat at 237 active listings, about 3.5 months of supply. That is a real change from the last couple of years: homes are taking a little longer and selling a little closer to asking, not over it.
What's happening county-wide
Across Snohomish County, the September median was $720,000 for homes and condos combined, essentially flat year over year. The bigger story is inventory: active listings were up about 44% from a year ago, and the county now sits at roughly 3.5 to 3.7 months of supply. More choices and slightly more negotiating room is the honest summary. We are not in a buyer's market by any stretch, but the tightness of the post-2022 years is behind us.
What it means for you
If you're selling in Lake Stevens, pricing to the market matters more than it did a year ago. Buyers have options, and the homes that move in a week are priced right, staged, and marketed hard from day one. If you're buying, you have more inventory and a little more leverage, but well-priced lake and lake-view homes still move fast, so be ready to move when the right one comes up.
The takeaway
The headline is cooler, not cold. Lake Stevens prices are down from a year ago, inventory is up, and that actually makes this a more workable market for people who felt priced out or kept getting outbid before. If you want to know what your home is worth today or what the current lake inventory looks like, that's a conversation I'd be glad to have, no pressure.
