Marysville Market Update: What the Fall 2026 Numbers Show
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
If you are watching the Marysville market with an eye toward buying or selling, here is where the fall 2026 numbers actually land. The short version: prices are flat to slightly soft, inventory is up sharply, and the market is more balanced than it has been in years.
Prices: flat to soft, and still under the county median
Marysville's median sold price has run around $616,000 to $618,000 over the last few months, down roughly 4% from a year ago. Zoom into the two ZIPs and September 2026 came in around $592,000 in 98270 and around $601,000 in 98271, both down about 4 to 5% year over year. That keeps Marysville below the county-wide median, which sat around $700,000 in September, up about 1.4% from the year before.
The gap between Marysville and the county average is the same value story it has always been: you trade some commute for more home.
Inventory is the big story
This is the number that matters most. Active listings in Marysville are running roughly 255 to 305 homes, about three months of supply, and listing counts in the 98270 and 98271 ZIPs are up around 44 to 47% from a year ago. County-wide, inventory at the end of September sat at about 3,524 homes, up roughly 36% year over year, the highest level the area has seen since about 2014.
For buyers, that means choices. For the first time in a long while, you can look at more than a handful of homes, compare, and negotiate without feeling like the clock is running out on everything.
Competition hasn't vanished
None of that means homes are sitting. The average Marysville home still draws about two offers and sells in about 19 to 20 days, and Redfin still rates the local market very competitive. Sale prices are landing close to asking county-wide, around 98 to 99 cents on the dollar, it is just that 'close to asking' no longer means 'over asking.'
What that means for you
If you are buying, you have real negotiating room now, but the well-priced, well-presented home still moves. Be ready to write an offer when the right one shows up, and use the extra inventory to compare condition honestly.
If you are selling, pricing and presentation matter more than they did a year ago. The days of listing and waiting for a wave of offers are not back, but a sharp price with a clean, well-staged home still sells in under a month, which is a good place for a seller to be.
Numbers are market-wide and shift week to week, so if you want the read on your specific street or home, that is exactly the kind of conversation I am good for. No pressure, just the numbers for your address.
