Arlington Market Update: What the Fall 2026 Numbers Show

By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound

Here is the straight read on Arlington's market this fall. The median sale price sits right around $590,000 to $600,000, down a little from a year ago. Inventory is up. Homes still sell quickly, about 11 days on average, but with more choices for buyers and a bit more negotiating room than the last couple of years. Here is what the numbers actually say.

The Arlington numbers

The clearest picture comes from the sales data. Redfin's trailing three-month median for Arlington is about $600,000, down 2.5% from a year earlier, with the August 2026 median around $594,000. Zillow's typical home value for the city is $654,572 as of late August 2026, up about 0.7% year over year, with homes going pending in about 26 days. Over the past 12 months, the median sold price across Arlington closings works out to about $565,000. The sources count slightly different things, but the direction is consistent: prices have eased a bit while values have held roughly flat.

What is happening county-wide

Across Snohomish County, the September 2026 median was about $720,000 for homes and condos combined, essentially flat year over year. The bigger story is inventory: active listings were up roughly 44% from a year ago, and the county sits at about 3.5 to 3.7 months of supply. More choices and slightly more negotiating room is the honest summary. We are not in a buyer's market by any stretch, but the tightness of the post-2022 years is behind us.

What it means for you

If you are selling in Arlington, price it to the market from day one. Buyers have options now, and the homes that sell in a week are the ones priced right, staged, and marketed hard from the start. That is where accurate local data and strong marketing matter most. If you are buying, you have more inventory and a little more leverage than you did two years ago, but well-priced homes in good shape still move fast, so be ready to act when the right one comes up.

The takeaway

The headline is cooler, not cold. Arlington prices are roughly flat to slightly down year over year, inventory is up, and that makes this a more workable market for people who felt priced out or kept getting outbid before. Arlington still delivers a historic main street, the Centennial Trail, and river recreation at a price below the county median. If you want to know what your home is worth today or what current Arlington inventory looks like, that is a conversation I am glad to have, no pressure.
