What Is My Snohomish County Home Worth in 2026?
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
Update, October 19, 2026: The official NWMLS September 2026 market snapshot, published October 6, 2026, reports the Snohomish County median sold price at $720,000, down 0.4% from a year earlier, with 2,967 active listings at the end of September, up 44.2%. Those figures supersede the third-party recaps quoted below for the same month. Current numbers and mortgage rates are on the Market Report page.
The first question almost every seller asks me is also the simplest: what is my house worth? In 2026, the honest answer is that it depends on who you ask, and the difference between a good estimate and a careless one can be tens of thousands of dollars.
In September 2026, the Northwest Multiple Listing Service reported a median sold price of $699,999 for Snohomish County, up about 1.4% from a year earlier. But a county median is a single number covering everything from Lynnwood condos to five-acre estates near Granite Falls. Your home's value is a local question, answered by the sales that happened closest to your street, in your school district, with your lot size and condition.
What actually moves your number
- Recency. The market cooled through 2025 and 2026. A comp from a year ago is stale, and some automated estimates are still anchored to older, hotter prices.
- Location within a town. Two identical houses can differ by $50,000 because of the school boundary line or the busy road half a block away.
- Condition and systems. This is where my construction background matters. Updated kitchens sell, but so do clean, well-documented roofs and furnaces. I have walked enough homes to know what repairs add value and which ones only pay for themselves if you plan to stay.
- Comparable sales, not listings. Prices are set by what buyers actually pay, not by what neighbors are asking. Expired listings and price reductions are just as informative as sales.
How to get a real number
A competitive market analysis pulls the last 90 days of actual sold, pending, and active properties in your immediate area, adjusts for your home's size, condition, and upgrades, and lands on a range with a recommended listing strategy. It is not an appraisal, and it is not a guess. It is the same document I use to price every listing I take.
My offer to every homeowner who contacts me: I will prepare your personalized valuation, no cost, no commitment, and I will show you the sold data we based it on. If you never list, you are still smarter than you were an hour ago.
Use the form on this page, tell me the address, and I will reply with recent sales near you and a realistic range for your home. It is the best first step for any seller, whether you are thinking about this spring, this year, or someday.
