Lynnwood Market Update: What the Fall 2026 Numbers Show
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
Here is the straight read on Lynnwood's market as of fall 2026. It has cooled from the last few years, but it is not cold, and for buyers the shift is mostly welcome news.
The Lynnwood numbers
Over the three months ending September 2026, the median sale price in Lynnwood was about $735,000, up roughly 5 percent from a year earlier, per Redfin. Homes sold after a median of about 24 days on market, up from about 7 days a year ago, and drew about one offer per home on average.
Zillow, which tracks values rather than sale prices, put the average Lynnwood home value at about $746,000 as of August 31, 2026, down about 2.6 percent from a year earlier, with homes going pending in about 27 days. The honest summary: prices have flattened, and a home now takes three to four weeks to sell instead of a weekend.
Inventory keeps climbing
Across Snohomish County, the NWMLS September median was $720,000, down 0.4 percent from a year earlier, with active listings up about 44 percent and the average home about 37 days on market. Lynnwood is tracking the same theme, only more so: more choices, fewer bidding wars, and seller pricing that has to be based on current sales rather than last spring's.
Condos are the entry point
Condos and townhomes remain the most attainable way into Lynnwood, with recent median prices running from the mid-$300,000s to the high $400,000s depending on the building, well under the single-family range. Around the City Center that buys a walk-to-the-station address that a house in the neighborhood cannot match, and it keeps the door open for first-time buyers.
What it means for you
If you are selling, price to the current numbers, not to what your neighbor listed in 2024. Buyers have options and can afford to be picky, so the homes that move are the ones priced right and marketed hard from day one. If you are buying, you have more inventory and more negotiating room than at any point in recent years, and well-priced homes in good shape still sell, just not in a weekend.
The takeaway
Lynnwood is closer to a balanced market than it has been since light rail arrived, and that is a real opportunity for people who kept getting outbid or felt priced out. If you want to know what your home is worth today, or what is actually for sale in your price range, that is a conversation Curt is glad to have, no pressure.
