Stanwood Market Update: What the Fall 2026 Numbers Show

By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound

Here's the straight read on Stanwood's market as of fall 2026. It's cooler than a year ago, but it's not cold, and the shift is mostly good news for buyers who felt priced out or kept getting outbid.

The Stanwood numbers

Over the three months ending September 2026, the median sale price in Stanwood city was about $634,000, up roughly 1.4 percent from a year earlier, per Redfin. Homes spent a median of about 39 days on the market, up from about 25 days a year ago, and drew about two offers per home on average. Still competitive, but no longer the few-days frenzy of the past couple of years.

The 98292 picture

For the ZIP code as a whole, RealtyTrac counted about 672 homes for sale in September 2026, up about 32 percent from a year earlier, with the median list price around $710,000. Zillow put the average home value for 98292 at about $701,000 as of September 30, 2026, up slightly year over year. More inventory and roughly flat values is the honest summary.

What's happening county-wide

Across Snohomish County, the NWMLS September median was $720,000, down 0.4 percent year over year, with about 37 days on market and active listings up about 44 percent from a year ago. Stanwood is tracking the same theme as the rest of the county: more choices, slightly more negotiating room, and prices that have flattened rather than fallen.

What it means for you

If you're selling, pricing to the market matters more than it did a year ago. Buyers have options, and the homes that move quickly are priced right, staged, and marketed hard from day one. If you're buying, you have more inventory and a little more leverage than at any point in recent years, but well-priced homes in good shape still move.

The takeaway

The Stanwood market is buyer-friendlier than it has been in a while, and that's a real opportunity for people who kept getting outbid or felt priced out. If you want to know what your home is worth today, or what the current inventory looks like in your price range, that's a conversation Curt is glad to have, no pressure.
